This policy explains what this website collects, why, who receives it, and the choices you have. It is written to match what the site actually does. If we change what we collect, we change this page and move the effective date.
This site is operated by Anne Jensen, a REALTOR® with Berkshire Hathaway HomeServices Rocky Mountain Realtors, in Colorado Springs, Colorado. For anything in this policy, contact us using the details at the end.

About the mortgage fields. Pre-approval amount and rate are financial information. They are optional, they are used only to tailor what we show you and to estimate payments, and they are never sold or shared for advertising. If you would rather we not hold them, leave them blank or ask us to delete them.
When you visit, we record:
We are specific about this because a shorter description would understate it. The fingerprint and the user-agent string together are capable of distinguishing your device from others.
We use one cookie: a session cookie that keeps you signed in. It is httpOnly (JavaScript
cannot read it), secure (sent only over HTTPS), SameSite=Lax, and it lasts 30 days.
We do not currently use any advertising cookies, analytics cookies, or third-party tracking pixels. If that changes, this policy will be updated before the change goes live.

We do not use your personal data to make automated decisions that produce legal or similarly significant effects about you.
We do not sell personal data. We share it only with providers who help us run the site:

Google's handling of data is governed by their own privacy policy, as is ipapi.co's. We also disclose personal data if the law requires it, or to protect our rights or someone's safety.
Advertising. If we later use advertising services that receive your personal data for targeted advertising, we will name those services here before doing so, and your opt-out rights in Section 5 will apply to them.
If you are a Colorado resident, you have the right to:
Email Anne@RockyMountain.Living or write to the postal address in Section 9. Tell us which right you want to use. We may need to verify who you are before we act, and we will only ask for what is necessary to do that.
We respond within 45 days. If we need more time we may extend once by a further 45 days, and we will tell you why before the first 45 days are up. Using these rights is free, and using them does not change the service you receive.
We honour the Global Privacy Control (GPC). If your browser or extension sends a GPC signal, we treat it as an opt-out of targeted advertising and of any sale of personal data, without you needing to do anything else. You can enable GPC at globalprivacycontrol.org.
If we decline a request, we will tell you why. You may appeal by replying to that decision or writing to us at the same address with the word "Appeal". We will respond to an appeal within 45 days, in writing, explaining our reasoning.
If we deny your appeal, you may contact the Colorado Attorney General at coag.gov/file-complaint.
We do not intentionally collect sensitive data as the Colorado Privacy Act defines it — racial or ethnic origin, religious beliefs, a mental or physical health condition or diagnosis, sex life or sexual orientation, citizenship or immigration status, genetic or biometric data, or personal data from a known child.
The location we derive from your IP address is approximate and city-level. It is not intended to be, and should not be treated as, precise geolocation.
If you volunteer sensitive information in a message to us, we use it only to answer you.
This site is not directed to children under 13 and we do not knowingly collect their personal data. If you believe a child has given us personal data, contact us and we will delete it.

Data is stored in an access-controlled database. Traffic is encrypted in transit over HTTPS. Session tokens are stored hashed, not in plain text. No system is perfectly secure, and we cannot guarantee absolute security.
