This site displays homes for sale in the Colorado Springs area and provides tools to explore them — payment estimates, neighbourhood information, walkability, and property context drawn from public records.
It is a marketing and research tool, not professional advice. Nothing here is legal, tax, financial, engineering, environmental, or inspection advice.
Listing data is supplied by Pikes Peak REALTOR Services Corp (RSC / elevateMLS) through an IDX feed, and by the brokers who submitted it.
Listing information is deemed reliable but is not guaranteed. Prices, availability, status, square footage, bedroom and bathroom counts, lot size, taxes, year built, and photographs may be inaccurate, incomplete, or out of date. Homes may be under contract or sold before the site reflects it.
Verify anything you intend to rely on with the listing broker, a licensed inspector, the county assessor, and your own advisors before making an offer or any financial commitment.
Listing content is the property of its owners and is provided for your personal, non-commercial use in identifying homes you may be interested in. You may not scrape, republish, redistribute, or use it to build a competing product.

Payment estimates. Mortgage, tax, insurance, HOA and PMI figures are estimates for planning only. They are not a loan estimate, a quote, a pre-approval, a commitment to lend, or an offer of credit. Actual terms depend on a lender's underwriting. Talk to a licensed lender.
Property and environmental context. Radon zone, hail history, wildfire and flood risk, well and water-rights records, permit history, elevation, view likelihood, walkability, schools and nearby places are drawn from public and third-party sources including EPA, NOAA/NCEI, FEMA, the U.S. Forest Service, the Colorado Division of Water Resources, and Google. These sources are regional or modelled. They describe an area or a record, not the condition of a specific home.

Using this site, saving a search, or sending a message does not create a broker–client or agency relationship. A working relationship begins only when you and Anne Jensen agree to one in writing, on the forms Colorado law requires.
Until then, we do not represent you, and communications through this site are not confidential in the way communications with your own broker would be.
If you create an account, keep your credentials secure and give us accurate information. You are responsible for activity under your account.
Do not use the site to break the law, infringe anyone's rights, scrape or bulk-download content, probe or interfere with the site's security, misrepresent who you are, or upload anything unlawful or harmful.
We may suspend or remove access for any of the above.
You keep ownership of what you write — notes, saved searches, messages. You grant us permission to store and use it to operate the site and respond to you. We do not sell it.
The site links to and loads services from third parties, including Google Maps and mapping links to third-party places. We do not control them and are not responsible for their content, practices, or availability.
To the fullest extent the law allows, the site is provided "as is" and "as available", without warranties of any kind, express or implied, including any implied warranty of merchantability, fitness for a particular purpose, accuracy, or non-infringement.

To the fullest extent the law allows, we are not liable for indirect, incidental, special, consequential, exemplary, or punitive damages, or for lost profits, lost opportunities, or lost data, arising from your use of the site — including any decision made in reliance on listing data, payment estimates, or property context presented here.
Our total liability for any claim relating to the site is limited to one hundred United States dollars ($100).

These terms are governed by the laws of the State of Colorado, without regard to its conflict-of-laws rules. Any dispute will be brought exclusively in the state or federal courts located in El Paso County, Colorado, and you consent to their jurisdiction.
We may update these terms. When we do, we will change the effective date above and post the revised terms here. Continuing to use the site after that means you accept the revised terms.
